Having chosen Keys & Lee as your preferred agent and viewings have begun, the sales process can really begin.

Negotiation

Once an offer is made, we will contact you by phone and confirm it in writing within 24 hours. We will inform you of the financial position of the prospective buyer and make you aware of any chain that may be involved. If the offer is unacceptable to you, we liaise with the buyer and the negotiation process starts again.

Agreeing a sale

If an offer is acceptable, we will confirm the status of your purchaser. If a mortgage is required we will obtain the contact details of their mortgage broker and the estate agent dealing with their sale if applicable. Once all this information has been provided and verified, we can suggest a solicitor to act on your behalf.

Sales Progression

You will be assigned a dedicated sales progressor that will keep you informed of all dealings throughout the transaction. The first step is to write to all parties to confirm the agreed sale. The sales progressor will be the point of contact between solicitors and will ensure the sale is kept on track and moves as swiftly as possible.

Surveys

If you are moving to a new property we would recommend paying for a survey from a qualified RICS member. If you require a mortgage for your new home, the mortgage company will usually specify that a survey is carried out. It may be beneficial to carry out your own survey as the mortgage valuation report is prepared for your lender, not for you. You cannot rely on it to answer the questions that concern your personal interests or to give you details of the condition of the property.

Exchange of Contracts

Once all enquiries have been answered and searches and contracts have been signed and returned, it is time to exchange contracts. All parties involved in the sale will agree a date for completion (moving day) and this is usually 7-14 days after contracts have been exchanged. The sale is now legally binding and on completion day the funds will be transferred between solicitors. You will need to leave keys to the property with the agent ready for collection by the purchaser.
