Valuation

Having arranged a convenient time to visit your property, we will discuss the local market conditions and current demand levels with you. We provide details of similar properties that have sold and those currently for sale and based upon all of this information, we will suggest an appropriate marketing price.

Property Details

Once a marketing price has been agreed, we will prepare full sales details of your home. Presentation is key to achieving the best price and we will incorporate high quality photographs and floorplans into the sales particulars. It is amazing the difference a great set of photos can make and a floorplan is essential for any buyer.

Marketing

Our extensive marketing begins by notifying our database of applicants via email and telephone and your property details are uploaded to our own website and other internet portals. All properties are advertised on Rightmove, Zoopla and Primelocation. With over 80% of buyers using the internet to search for a property, a strong online presence is essential.

Viewings

We will discuss the best times of the day and week to showcase your home and we schedule appointments around these times. We like to be present at all viewings and out of hours appointments will be arranged with you as necessary. Some owners prefer to supply us with keys to the property while others prefer to be at home when viewings occur. The choice is yours.

Feedback

One of the greatest criticisms of agents is the lack of feedback. You will always receive a call within 24 hours of the viewing with feedback whether it is positive or negative. Too often agents only communicate when there is good news, however, the sign of a good agent is one that regularly keeps in contact and advises you if anything is required to improve your chances of selling.

Offers & Negotiation

Once we receive an offer, we will inform you immediately with a phone call and we will confirm the offer in writing also. We will provide full details of the offer (mortgage required, own property to sell etc) and if the offer is not acceptable, we liaise with both you and the applicant until a price can be agreed.

Sales Progression

Once a sale price has been agreed, our work is far from finished. Unlike many agencies, Keys & Lee has a dedicated sales progress team that will keep in regular contact with you, your buyer, solicitors and other agents along the chain. You will receive a regular phone call giving updates as to the progress of the sale and this means all parties are made aware of potential issues that may occur. This means the chances of a successful outcome are greatly improved.
