Selling up? Here’s how you can prepare your home for viewing

An important aspect of selling your property is making sure that you’re prepared for viewings. Prospective buyers like to see a home that is clean, maintained and well cared for, so it’s in your best interests to make sure everything is wonderfully presented.

As one of Romford’s top independent estate agencies, we are well-equipped to offer advice on preparing your home for a sale. Read on to find out how to impress buyers who come to view your property.

‘Kerb appeal’

It’s a good idea to begin your preparations by focusing on your home’s exterior. This means regularly mowing the lawn, trimming hedges and removing any weeds from your beds or pathways.

Consider giving the front door and the window frames a fresh lick of paint and, if the season calls for it, putting some pots or baskets outside your property.

By doing so, you will boost the ‘appeal of your kerb’ and leave buyers who come to visit your home with a lasting first impression.

Living areas

In living spaces, it can be beneficial to create more space by decluttering. This is because clutter can make it harder for a buyer to envision living in your home, and can make any space look smaller.

Ensure that any superb features in the room are highlighted and that curtains and blinds are opened to let natural light flood in. Lastly, be sure to regularly throw open the windows to let fresh air in.

Kitchens

You will need to wipe down handles, cupboard fronts and appliances, while also making sure all your surfaces and countertops are in good condition. Remember to clean inside the oven and any integrated appliances that are included in the sale.

Try to avoid leaving clutter on the surfaces and make sure the sink and draining area is completely clear. By the time you’ve finished cleaning, the kitchen should have a fresh gleam and be ready for potential buyers.

Bathrooms and toilets

In the bathroom, you will need to ensure all clutter – such as toiletries, cleaning products, medication and make up – are cleared away.

It’s also a good idea to put out clean, dry, folded towels as well as making sure bath and shower fittings are spotless. Consider opening windows to get rid of any excess moisture and replacing bath and shower sealants if mould has accumulated.

Gardens

For many would-be buyers, the garden is one of the biggest selling points. If you are blessed with some outdoor space, you will need to tidy away any rubbish, weed and cut the grass, and put out some potted plants to soften patios and yards.

If your lawn is looking tired, a seasonal fertiliser will add colour and revitalise the space. Lastly, be sure to cut back any unruly bushes, particularly in smaller gardens.

With the above tips, you can prepare your home thoroughly, which can go a long way to make your viewings successful and improve your chances of receiving an offer from a prospective buyer. Of course, your chosen estate agent will be on hand to advise you throughout the viewing process.
